I have a 2k square foot home and have made several upgrades such as revamping the pool and laying tile throughout the home. I was thinking of opening the ceiling in the dining and living rooms, but am unaware if it would negatively affect the value of my home. Also, I do know that an open-ceiling is insulated, but does it affect energy efficiency?

I am looking to add 3 BR and 2 Baths (currently it’s typical cape with 2 BR’s). I also want to remodel the kitchen with new cabinets and flooring, and take down a wall to make the kitchen bigger. I’m trying to see if anyone has done a similar project and about how much it would cost. THe upstaris is about 750 sq ft and the first floor is about 800. Any help would be appreciated.
Based on what I’m seeing in our area, granite is still very much the “in thing.” I think it will always be a good choice. It has all of the advantages of tile and no grout to deal with and a much smoother and sanitary surface.
Do you have to remove the tile first?
