I want to remodel my kitchen, and replace all the tile, paint, bathroom counters and doors in my house. I want to put in a cement patio and put it stone tiled bathtub/showers.
I don’t want to add on to the house, or tear down any walls, I just want to give the house a face lift since it was made in the 80’s and looks VERY 80’s.
I want to spend about $40,000 to $50,000
Any advice?
We bought our house 2 years ago and the kitchen in it (in an extension) is cheap, tacky, and a blend of units from the old kitchen to the new kitchen. It looks worse than something someone picked up at B&Q (or Home Depot, if you’re in the US).
So we have to start from scratch completely.
Obviously one wouldn’t put in a £50K kitchen in a £100K property – but – you would in a £500K property, wouldn’t you? Similarly, if your property was purchased at say £250K, is £25K too much to spend? Or is it reasonable?
Also – how popular is the new Zodiaq (engineered stone)? If I plan to be here 10 years or so, will granite stand up to the wear and tear?

I just bought my first little 2/1 starter condo. The place is pretty nice and spacious for 868 SqFt. Its in a great neighborhood. The living room is nice and the bathroom is descen but the kitchen is like a cave from hell. The kitchen is a boxed in 10×10 slum, pretty much the same as it was the day they completed it in 1987. Orange/yellow linoleum, old dark cabinets, beat up appliances and one dim light in the center.
I have the money to put into remodeling the kitchen to be quite nice. New lighting, maple cabinets, granite countertops, stone floors and stainless steel appliances. Here in NorCal kitchens get the money on a resell. The dilemma is, do I want to sink that kind of money and effort into a place that will scare away “starter home buyers” or do I want to go for it and appeal to the higher end bachelor/bachelorette? Any suggestions?
If you will be looking to sell your home, make sure the quality and price of your kitchen matches the quality and price of the rest of your home.
I wouldn’t put a $3000 kitchen (doable, if you do it yourself) in a $300,000 home. Nor would I put a $70,000 kitchen with granite and custom cabinets in a $100,000 home.
Try talking to about 3 different kitchen designers, and licensed builders or contractors. Part of your decision will be based upon what you want in your kitchen, and part of it will be what makes financial sense.
