I had, had an available unit which I was showing. I checked all prospective tenants, narrowed it down to 2 and offered it to the one who saw it first. It went to a single middle aged woman. Her adult step daughter and the step daughter’s fiance may move in with her if they decide to move to the area. I had no problem with it and explained that we would add them to the lease when the time came. After all, the unit is able to accommodate the 3 of them.
The woman I could tell had a slower learning capability however she had better references than all of the other prospects and had the income for the unit, she had good credit and landlord history. She even has a part time job besides her disability income which is impressive. I work with the disabled so I used my own judgment.
Today she came to sign her lease and a friend came with her. After she signed the lease and paid her security and rent we all began talking. The friend was her payee he was in charge of her finances which I was a little surprised because I saw no evidence of her being impaired enough to not be able to handle such things but decided it was not my business.
The problem however is that I do not like her friend and I see him in some ways controlling her. Instead of letting her make her decisions he talks her into what he wants. For example. she asked about the phone and cable companies in the area. We told her the two. We told her which we use and why. He got angry and told her no he wanted her to go with the company he has they are cheaper then he was saying their price vs. the price we pay. Which he was even wrong about the costs of the company we use. When we tried to point this out he became so loud he was yelling and out drowning us.
Next, when they had arrived we invited them into the unit and asked them not to be wondering around because we were working (putting some finishing touches and getting ready to lay a new floor) but we had tools and things around and didn’t want anyone to get hurt. As we are going over the lease the new tenants friend jumps up and says that he is going to check out the apartment. as we protest he hurried into the bathroom and we heard a thud. When we ran in he had stepped into the open heater vent (which we had off to redo the floor) Luckily he did not get hurt and was able to catch himself. However he was angry that we had the vents off. We had asked him why he did not turn the light on first. He stated that he did not know the electricity was on in the unit (even though we had some lights on). Next, we started trying to offer us items (ceiling tiles, a friend to work for us, clothing everything and anything) is we would knock rent lower.
Even though this man is responsible for her finances we do not have to deal with him (except with financial issues) correct? If he continues or gets too drastic are we able to terminate her lease since she did not disclose this to us prior to the lease signing? It is a very unique situation. (and I actually think that she is being taken advantage of at least financially) please no ignorant comments!!
(the man also lied like crazy he told me that he went to certified nursing assistant courses for 2 years! Being a nurse, I know that it is only a 6 week course with a state test. When I pointed it out he changed the subject and began talking about replacing my walls in the unit even though I pointed out that that would be a lease violation and result in eviction. I do not see the tenant being an issue just her friend (he will not live with her but lives only a few miles up the road.)
I am remodeling the kitchen and the pots and pans will fit in the 30 inch wide drawers, but what size handel should I get? Is there a rule of thumb aesthetically? I see appliance pulls all the way up to 21 inches…is that too big? Any experts out there?
The dimensions of my floor is 17′4 feet wide by 33′9 long. I will be installing the sheet vinyl myself as I’m quite handy.
My problem is the seams. I don’t know whether to purchase 3 sheets of vinyl that will be 12 ft by 17′4 ft or lay it the other way and purchase 2 sheets at 12ft wide and 33′9 long.
The first layout will cause me to have 2 seams across the floor, and the latter layout will cause me to have one long seam the length of the floor.
Obviously I’m looking to save money on the sheets. They are only .66 a square foot.
Also, any other suggestions for floor for the same price. Definitely no vinyl tiles.
depende on if its a partial remodel or full remodel, depends on if you contract out or do it yourself. i remodeled my kitchen in about 2 weeks. it was a partial remodel and i did the work myself.

After laying tile in our kitchen, how long should I wait to put the grout down. The mfg says 24 hours but some say 12. Who should I listen to?

93,000 / 54 = 1722.22222
You would need 1723 tiles. Add about 5% for waste, so 1810 should do it. Hope this helps.

We are in the process of tiling our bathroom with ceramic tile. I was wondering how long the grout has to set before we can reinstall the toilet and walk on the floor? Also, how long after laying the tiles should we wait before grouting?
